RENTAL APPLICATION REQUIREMENTS FOR
MR. KEMPSVILLE AND ASSOCIATES

1) Completed applications with money order or equivalent (no cash or personal checks please) for application fee ($40 per adult) may be submitted Monday-Friday 9-5 and on Saturdays from 10-2. Please place in a sealed envelope if there is not a staff person on duty.
2) Application must be completed in full with all forms signed and dated with any of the blanks not applicable note N/A. All adverse credit (judgments, bankruptcies, or collections must be noted with explanation of each via separate sheet if necessary. All adults above the age of 18 and not a full time student must also complete an application and sign the lease (if approved) if they are to reside in the property.
3) Items that must accompany the application include:
a. Copy of recent pay stub, W-2, recent signed tax return, or leave and earnings statement.
b. Photocopy of the Applicants and Co-applicants Driver’s license, Military ID, or passport.
c. Current or past references from landlord or property manager for previous 24 months required (with current working phone numbers and name of contact person.)
4) Security deposits are due within 24 hours of lease acceptance and must be in the form of a cashiers check. The lease must also be signed at this time AND THERE WILL BE A $40 LEASING FEE (PAYABLE TO REALTY EXECUTIVES DUE, in order to secure the property.
5) All pets are taken on a case by case basis and understand some owners will NOT ALLOW PETS OF ANY KIND INCLUDING FISH, BIRDS, FERRETTS, SNAKES OR EXOTICS, DOGS, and OR CATS. If pets are permitted there will be a $300 non refundable pet deposit also do at the time of lease signing and the standard REIN pet addendum will be required. DOGS THAT ARE CONSIDERED INSURANCE RISKS MAY NOT BE PERMITTED.
6) No smoking means that smoking will not be permitted in the home or garage. In the event the property manager determines that smoking as occurred in the property there will be one written warning. (Tenant may be subject to eviction and the cost of painting and or carpet replacement.)
THERE WILL BE A PHYSICAL INSPECTION OF THE PROPERTY EVERY 4 MONTHS.
YOU WILL BE PROVIDED 48 HOURS NOTICE AND YOU MAY BE PRESENT WHILE THE INSPECTION TAKING PLACE. INSPECTIONS WILL TAKE PLACE BETWEEN 9-5 M-F.
7) Remember that you are asking us to make a rental decision based on a completed package of information that you have provided. The property manager will make the final decision regarding the approval of an application and in the event of multiple applications; credit score, previous rental references and completeness of application may affect the approval process.
8) YOU WILL BE REQUIRED TO PROVIDE A RENTER’S INSURANCE POLICY PRIOR TO MOVING INTO THE PROPERTY NAMING THE AGENT AS AN ADDITIONAL INSURED.
ALL APPLICATIONS WILL BE PROCESSED WITHIN 3 BUSINESS DAYS
